Question: Who chooses the title company, the buyer or the seller?
Answer: The law states that whoever is paying for the service should choose the provider of that service. It is customary in our area that the title company's fees are split, so it is a matter of agreement between the buyer and seller. However, since the seller pays a larger percentage of these fees, the seller customarily chooses.
THE LENDER OR REALTOR NEVER CHOOSE THE TITLE COMPANY, AND IT IS AGAINST THE LAW FOR THEM TO TELL YOU WHO YOU HAVE TO USE. It's your money - it's your choice!
